Ross Beach TOP 10 Holiday Park - Terms and Conditions

Deposits and Payments

All reservations require payment of 50% of total tariff to confirm the reservation. Payment can be made by Visa, Mastercard or Amex using our secure DPS Payment Gateway, a 2% Credit Card and transaction fee apply. Any outstanding balance is required at check-in.  

Vaccination Certificate Requirements

What are your vaccination requirements for guests?

From the 15th of December 2021, guests 12yrs & 3months and over are required to provide proof of a current and valid COVID-19 vaccination at check in, with the final dose administered no later than two weeks prior to your reservation.

Please be assured that all information provided will remain private and secure.

Standard Cancellation Policy

A 75% refund will apply to cancellations 72 hours or more before the date of arrival.

No refunds will apply to cancellations within 72 hours of the date of arrival.

Cancellation due to exceptional circumstances will be taken into consideration.

If you have booked a Non-Refundable rate this is obviously non-refundable.  

Amendments can be made 72 hours or more before the date of arrival. All amendments must be made in writing, including your reservation confirmation number. If an amendment results in shortening of the stay or a reduction in guest numbers it will be treated as a cancellation.

Where you made your booking will determine where and with who you need to request any booking amendment or cancellation. 

If the booking was made directly with us at the park. Over the phone, email or on our park website, you will need to contact us directly. Details are on the Contact us page and on your reservation confirmation email.

If the booking was made via the TOP 10 group website (, please contact TOP 10 on 0800 867 836 for any amendment requests.

If the booking was made via a third party, including online travel agents (i.e., Expedia), traditional travel agents or other3rd parties, then any request for a refund should to be direct to that organisation in the first instance.

Special requests
Special requests are on a request basis only and cannot be guaranteed.  Please contact us directly.

We reserve the right to refuse a reservation at any time from any person if we reasonably believe the person:

- From 15th Dec 2021 a Vaccine Pass will be required for each member of your booking, 12yrs, 3months & older, Or an official valid exemption cert. Sorry no exceptions.

  • is not the person named on the reservation
  • is not the person named on the credit card or not be authorized to use the card
  • is not able to pay for any additional charges
  • may cause damage to the property of the Park or other guests
  • may exhibit socially unacceptable behaviour
  • is younger than 18 years and not accompanied by a responsible person over that age
  • is concealing a dog or other unauthorized animal

We reserve the right to eject guests from the Park who are deemed by management to be behaving in a socially unacceptable way; causing damage; disturbing other guests; using unacceptable language or otherwise breaking Park Rules. No refund will be given and charges will apply for any damage caused.

Cancellation Policy, from 21/11/21

These terms and conditions apply for confirmed bookings made after 21st November 2021 and form part of our general booking terms and conditions.

Now that travel opportunities are starting to open up again we’re looking forward to some long awaited International (eventually) & Domestic travel,  we know there are still uncertainties and the current situation can change. We’re happy to provide the following assurances to book your Ross Beach TOP 10 stay with confidence:  

Should your trip be impacted by a Covid-19 related travel restriction that are imposed by the New Zealand government, or any other government, we will work with you to either:

·     Transfer your deposit free of charge to another date of your choice.

·      Transfer your deposit to another date of your choice, -  please note tariff changes may result in a credit or balance due.


·     Provide you with a ‘No Questions’ refund (less a $30 administration fee).

Non COVID-19 Related Changes

If you need to cancel or change your booking for any non-COVID-19 related reason, our standard terms and conditions apply.

Any person, whether a TOP 10 Club Member or non-member/regular guest, who makes a booking directly with our park are eligible for this guarantee.

We are a pet friendly park on our sites only. Pets are not permitted at or inside our accommodation pods or park amenities.

Child Ages

Child ages are 2 to 14 years inclusive - should child rates be available. No charge for children under 2-year-old.

Check-in and Check-out times

Check-in time is from 2 pm on your day of arrival and check out is 10 am on departure day. A late check out may be possible by prior arrangement – fees apply.

Late Check-in

Should you intend to arrive after 7.30 pm, please contact us during office hours to make alternative check-in arrangements.

Reception Hours

Reception is open from 9am to 6pm – Winter - 7 days per week & 8.30am to 8pm – Summer - 7 days per week

Credit card
A valid credit card in the name of the guest must be presented on check-in. Any damage caused during the stay may be charged against that card.                                                                                                                                  

Minimum Stay Periods and Tariffs

Minimum stay periods may apply to weekends, public holidays and other special events or long weekends, please call us Ph 03 4298 277 to check availability, as there may offline availability.

Management reserves the right to alter tariffs without notice. Tariffs may change depending on availability.

Control of Your Personal Information

When you register or give us personal information it will be held on TOP 10 New Zealand's Central Database. Your personal details may be accessed by TOP 10 New Zealand or linked and accessible by TOP 10 Holiday Parks should you make a reservation with them (a shared database). Ross Beach TOP 10 Holiday Park will not share this information with any other third parties without your permission. 

Ross Beach TOP 10 Holiday Park may send out periodic emails informing you of special offers, updated information and new services. You have the opportunity to unsubscribe to these mailings.
